Get Pre-Approved

Have your finances in order before the buying process. Usually, it is recommended to have 20% as a down payment, even though 5% is considered to be the minimum. Know What You Want

The home you will purchase will need to fulfill most, if not all, your needs. You need to consider the size of your family, if you need a home office, or need to be close to schools or amenities. The more you understand your needs, the easier it will be to find your perfect home. If it is an investment you will need to consider market rental rates and annual costs.

Meet with Your Real Estate Professional

Finding the right Real Estate Professional is just as important as finding your perfect home. You need to have trust and confidence in your realtor as he or she will be handling appointments, negotiating on your behalf, Drafting paperwork and ensuring that all your questions and/or concerns are handled promptly and professionally.

Finding Your Home

Once you’ve established your new home criteria, your realtor will begin finding homes in your desired neighbourhoods. You will view selected homes that fit your needs, or view some that your realtor may recommend. Remember, your realtor is there to find your home and the job isn’t complete until the key to your dream home or investment is in your hands.

Make an Offer

After finding the home that is perfect for your needs, your realtor will work with you in establishing an offer that is suitable. This offer may be accepted, countered, or rejected by the seller; the realtor’s job is to sit and work with you and within your budget and attempt to reach an agreement with the sellers.

Closing

This is the most exciting part of the journey, the final step. The offer has been accepted, and now, the realtor will work to ensure a smooth transition. Once you remove subjects and pay the deposit the documents will be sent to your lawyer or notary to complete the file and transfer title on the completion date. After this step you are a homeowner, with the keys securely in your hands!

Your first step to buying a home is to first ask yourself why you want to buy a home: to stop paying rent? To start building equity? To have a place of your own? To raise a family? To entertain business associates? To move up to a bigger house? Next, list what kind of home you'd like and where you would like to be. Be specific. Separate the "must haves" from the "want to haves."

Think of yourself as zeroing in on a target, going from the general to the specific. Consider area (city, suburban neighborhood, country); community (north, south, east, or west side); neighborhood (older and settled or sparkling new; a particular school zone; recreational facilities; and other community services such as transportation, day care, library, stores, entertainment). Ask yourself how many minutes you are willing to commute to work.

Think about home styles. How much space do you need? Does your situation require a one-level home, or are stairs acceptable? Consider size and kind of property. Do you want a newer home, or maybe an older one to fix up? Someday you or your heirs will want to sell. Consider how long you expect to live in this particular home.
