Meet With Your Trusted Realtor
The first meeting with your realtor will determine the basics of your home; these include the home’s condition, amount of mortgage remaining, and of course, current market value. Your realtor will provide current trends and comparables in your neighbourhood.
Forming a Marketing Plan
Long gone are the days when you simply place a “For Sale” sign on your lawn and add the listing on MLS. To sell your home effectively and for the highest price calls for an effective marketing plan, which may include components such as professional photography and/or videography, staging, minor renovations, and paid ads on various social media channels to maximize exposure to all potential buyers. Showings
Your realtor will have many appointments set up with potential buyers of your home. In most cases, it’s best if showings are done when the current owners are out of the home. Ensure your home is clean, tidy, and if needed, the realtor may suggest some staging. And don’t worry, your home will not be disrupted during showings.
The Offer
You will be presented with offer(s) from potential buyers. If you are not happy with an offer, your realtor will work to negotiate the best price and conditions possible and ensuring that your needs are met.
Completion
The offer is accepted and now it’s time to complete on our terms or subjects. This can include inspections, appraisals and insurance approval. Once you have removed all subjects and paid the deposit the deal becomes firm and all documents get sent to your lawyer or notary for completion of the file on the closing date. The layaway or Notary will ensure the title is transferred and funds are received. Once this step is completed you have successfully sold the home and your Realtor will ensure this process is a smooth experience for you.
